Guest Rental Agreement

Rentors responsible for payment must be over the age of 21.
We do not rent to groups of individuals under the age of 21. Families with children and young adults are welcome!

Check in / Check out

Checks in hours are between 2:00 pm and 5:00 pm. If you will be arriving after 5:00 we will leave an envelope and a key with directions to your camp at our office, which is located at 21 School Street in Rangeley.

Check out is at 10:00 am.  If the property has renters arriving in the afternoon our cleaning staff must enter promptly at 10:00 am for cleaning.  In a case the cleaners cannot enter the property and perform their job, a $50.00 per hour fee will be deducted from your credit card.  If you leave prior to our office opening, please drop keys and any other items through the mail slot in our office.

Payments

One-half of the total amounts due must be paid upon signing this Agreement. The remaining one-half is due at time of check-in. All payments shall be sent electronically, mailed or otherwise delivered to Rangeley Vacation Rentals.

Cancellation

In the event that you must cancel your reservation, please notify us in writing as soon as possible. If written notice is received 30 days prior to your arrival date, refunds of advanced payments will be refunded less a $30.00 processing fee. If cancellation occurs within 30 days of your arrival date, any refund is subject to the ability to re-rent the property. If the property is not re-rented, NO MONEY WILL BE REFUNDED. If the property is re-rented, all monies received, less a $30.00 processing fee will be refunded. NO CREDITS WILL BE GIVEN FOR LATE ARRIVAL OR EARLY DEPARTURE.

Security Deposit

By accepting the terms of this agreement you authorize the Rental Agent to debit your credit card account to reimburse Rental Agent for costs incurred to repair/replace damaged items.  Guest also accepts liability for any damages caused to the property, unpaid rental fees, unreturned keys, late check out fees, or excessive cleaning fee’s (other than normal use) by myself, or my family or guests.

Property Use and Number of Guests

The Property is leased in its as is condition; Occupancy of the Property shall be limited to the property capacity listed on our website, all of whom shall comply with the conditions and restrictions imposed upon renter under this Agreement. Renter shall use the property in a manner so as to prevent any damage, injury, deterioration, or loss to the property; renter shall prevent any soiling, staining, or damage to carpet, furnishings, floors, woodwork, and walls. Renter shall keep and maintain the property in good order and repair at all times and in a clean and sanitary condition, free from rubbish and dirt. Any damage, soiling, or other injury to the property caused or allowed by renter shall be promptly repaired, cleaned, and restored at renter’s expense; Pets are not allowed unless otherwise stated, and no smoking is allowed at any time on the property. Please contact our agency as soon as possible upon discovering any items that need to be repaired and they will be made as soon as possible. Agent is not responsible for compensation of any payments due to short-term inconveniences.

Cleaning

Guests are required to leave the property in the same general condition it was in when they arrived.  Dishes should be cleaned and put away but beds do not need to be made.  Agent will dust, vacuum, sanitize, and clean all towels and linens upon your departure. If additional cleaning is required, appropriate charges will be deducted from your security deposit.  Guest is responsible for any damage, abuse, excessive cleanup requirements, or loss caused by any member of guest(s) party to the property or its contents during guest(s) occupancy.  Inspectors walk through each property after checkout to insure the property is left in good order.  Agent(s) will make that final determination of the necessity of any charges to guest(s). Maid service and other cleaning arrangements during your stay are available for an additional charge.

Utilities

The Property owner shall pay for all costs for utility services to the property, including electricity, propane gas and/or heating oil, local telephone service, water supply and sewage disposal services, in consideration therefore, renter agrees to exercise due care and conservation in use of the utility services. Empty propane tanks for gas grills are the responsibility of the renter.

Entry and Inspection

Agent reserves the right to enter the property at reasonable times and upon reasonable advance notice for the pur­poses of inspecting the property or showing the property to prospective purchasers, renters, or other authorized persons.  If agent has reasonable belief that there is imminent danger to any person or property, agent may enter the Property without advance notice.

Liability

Renter agrees that all personal property, furnishings, furniture, and personal effects brought into the property shall be at the sole risk of renter with regard to any theft, damage, destruction, or other loss; renter hereby covenants and agrees to indemnify and hold harmless agent and the property owner from and against any costs, damages, claims, liabilities, and other actions resulting from damage or destruction of property, or injury to persons, or loss of life caused by or resulting from any act or neglect of renter or renter’s family, guests, or visitors. Damages and expenses covered by this indemnification and hold harmless covenant shall include but not be limited to reasonable attorney’s fees incurred by agent or the property owner in connection with any such matters. Renter assumes all risk related to use of the property by renter and renters family members, guests and invitees.

Unavailability of Property

In the event the property is not available for use during the term of the lease due to reasons, events, or circumstances beyond the control of agent, agent will apply due diligent good faith efforts to locate a replacement property that equals or exceeds the property with respect to occupancy capacity, amenities, location, and the like that meets the reasonable satisfaction of renter. If such replacement property cannot be located and made available to renter, agent shall immediately return all payments made by renter, whereupon this agreement shall be terminated, and renter and agent will have no further obligations or liabilities in any manner pertaining to this agreement.

If you have any problems with your property when you arrive please call us and we will try our best to take care of any problems. Our goal is for our renters to enjoy their vacation as much as possible so they will return to Rangeley year after year.

Agency disclosure

Rangeley Vacation Rentals and Property Management serves as the agent and representative of all owners of vacation properties in its rental program, and is acting at all times, in and for the best interests of the owners.
